This first build in the Bahamas features a primary residence spanning 4577 square feet (ca. 425 m²) and a guest house (Casita) with a thoughtful 640 square foot (59.46 m²) footprint. Both properties exemplify quality craftsmanship with features like quartz countertops, stainless steel appliances, upgraded lighting, weather-resistant windows, and smart home technology. The design seamlessly blends modern aesthetics with the heart of Caribbean architecture, emphasizing livable indoor and outdoor spaces.

The construction of this Pine Bay development utilized a mixed approach, combining Empower Projects' panel system with traditional timber framing. This project highlights their process, which includes detailed budgeting, cost analysis per square foot, and visual renderings to account for site conditions, elevations, exterior finishes, and design. Significantly, the build site, located in the northeast of Freeport along the canal system, faced a severe test. Photos taken on September 4th, after Hurricane Dorian, reveal the impact of a 25-foot storm surge driven by winds gusting up to 200 mph (ca. 322 km/h). Remarkably, the only damage sustained was to a loaded 20-foot container that was pushed by the wind. This stands as a testament to the resilience of Empower Projects' build system, which withstood the extreme forces of Hurricane Dorian with minimal impact. The structure's architectural profile featured clean lines and strategically placed fenestration, designed to maximize natural light within the interiors. A key design element, and a significant value proposition, was the inclusion of a rooftop patio. This feature provided residents with expansive views of the NE cityscape, offering a unique private outdoor amenity.

Internally, Empower Projects focused on meticulous execution. The spatial planning emphasized seamless transitions between levels, creating an intuitive flow. The primary dwelling unfolds over four meticulously planned floors, encompassing a spacious 3,160 square feet. Its striking exterior is clad in the traditional Japanese Shou Sugi Ban (charred wood) and contemporary standing seam aluminum siding, creating a visually compelling and durable facade.
